Home Information Packs (HIPs)
The launch date of home information packs (HIPs) has been confirmed for 1st June 2007.
The Government has announced that compulsory sellers' information packs will go live, and is now hoping that sufficient inspectors can be trained ahead of the launch to prepare the HIPs that all home sellers will have to produce to would-be buyers.
Sellers will have to pay for a HIP (at an expected cost of 1,000) before they put their homes on the market. The HIP will contain a home condition report, plus local searches and other vital information. However, it is widely expected that very few, if any, lenders will actually accept the condition report in place of a valuation, and it will be a much less exhaustive document than a proper survey, which purchasers will pay for.
The Government is convinced HIPs will speed up the buying process, despite inconclusive trial schemes, and they will result in less property purchases falling through.
We do advise that you never show prospective buyers around on your own, for safety reasons you should always have a family member or friend with you when they arrive.
